Keyword research on under-construction apartments in Tbilisi 2026

Key findings

• Saburtalo - 3 490 searches per month

Saburtalo alone collects 19% of all searches in the 30-district cluster. Second and third place go to Gldani with 2 230 searches and Varketili with 2 090 searches. Notably, all three high-demand districts belong to the mass-market segment, not the premium one.

• Vake is only in fifth place

The premium districts - Vake, Vera, Sololaki and Mtatsminda - get 1 930 searches combined, less than half of Saburtalo's figure. This suggests that buyers of expensive property rarely search Google for an apartment by district name.

• „ბინები {უბანი}“ - active in 28 of 30 districts

This is the most stable search pattern, collecting 5 720 searches in total. The query „იყიდება ბინა {უბანი}“ appears in 27 districts, and „მშენებარე ბინები {უბანი}“ in 25 districts.

• „მშენებარე“ - 1 670 searches, or 9% of total demand

At district level, roughly 9% of searches go to „under-construction apartment“ queries. Queries about the number of rooms - „1-room“, „2-room“ and „3-room“ - have about the same share. Meanwhile, phrasings such as „ახალაშენებული“, „მწვანე კარკასი“, „თეთრი კარკასი“ and „იპოთეკით“ are almost never searched together with a specific district name.

• Instalments - 40 searches at district level, about 500 in total

„ბინები განვადებით“ is searched mainly at city level - 200 searches for the general query and another 150 for „ბინები განვადებით თბილისში“. Together with a district name, meaningful volume appears only in Gldani - 40 searches. So for instalments it makes more sense to build one shared, Tbilisi-focused landing page rather than separate pages for all 30 districts.

• About 9 300 rent-related searches are excluded from the analysis

The matching terms analysis found 166 keywords linked to „ქირავდება“ and „დღიურად“ (rent / daily rent) queries. They are listed separately in the table with the „excluded“ status, but are not included in the totals, so that real purchase demand is not artificially inflated.

• 96% of keywords have KD = 0

Ahrefs practically cannot assess difficulty for Georgian-language keywords, because its backlink database for the Georgian SERP is limited. No CPC data was recorded for any keyword in the study either. So here the „opportunity score“ effectively matches search volume, and real priorities have to be confirmed by checking the SERP manually.

How many active keywords each district has

• X axis: how many different keywords have real volume (breadth).
• Y axis: total monthly searches (depth).
• Bubble size: searches for the „under construction/new“ modifier.
• The top-right quadrant = a district where both separate landing pages and blog content are worth it.

Note: the classic „volume × KD“ quadrant cannot be built here, because Ahrefs gives KD=0 to 96% keywords. The difficulty does exist in reality (myhome.ge, ss.ge, livo.ge are at the top), it is simply that the Georgian backlink index of Ahrefs does not measure it.
